
















The main organic feature of the podium is an open air community gathering space called the “Canyon” which cuts through the site, connecting the adjacent properties to the north and south. The Canyon sits slightly below grade to separate the public and private spaces and different user groups inside the site while still allowing them to interact visually with one another.

The overall master plan consists of a series of 7 towers organized in a simple grid for maximum separation, views and privacy over an organic podium of private pool areas and garden spaces. The two orders (grid/organic) are juxtaposed against each other to create a unique planning approach that is both simple and layered at the same time.
The towers are a mix of residential and branded hotel properties organized to maximize site usage and minimize the overall building footprint on the land. Below grade levels at -5.0 meters and -9.0 meters provide all of the on-site parking and servicing needs for the hotels, apartments and commercial spaces. The large open green areas between the towers offer a range of 5-star resort quality pools, terraces, gardens and other outdoor amenities.
A state of the art, western hotel branded 1,500 m2 meeting and conference facility will complement the wide range of other on-site amenities centered on a 600 m2 ballroom directly connected to 5-star level service and support spaces.

Street level retail spaces at the northeast corner of the site will direct the flow of people towards a large floating glass canopy. There people can descend down into the open air retail passage that spans the length of the site. This plaza is flanked by a extended stay hotel at the beach side and one of the Sky Loft towers on the inland corner.

The retail passage or "Canyon" will offer a unique public pedestrian connection through the site and to the beach populated with heavily landscaped outdoor terraces fronting bars, restaurants and shops. Offering a wide range of tenant types for kids and adults, the Canyon will be anchored at the north by a 1,000 square meter Kids’ Zone and a 1,000 square meter supermarket at the south. Hovering over the canyon above the pool level is a serpentine “Fitness Bridge” that will connect all of the on-site private pool areas together via a key card security system. The Fitness Bridge will allow residents and guests a private pathway between the towers and pool areas and an opportunity to meet one another and exercise at a series of outdoor activity pads overlooking the Canyon below.

A 250 key hotel at the northwest corner of the site fronts the beach with a large pool level opening up to views of the ocean. A series of 6 private villas discreetly are tucked into the podium and shrouded with landscaping for privacy. Building massing for all of the towers on the site is split into 2 single loaded bars with vertical gardens allowing for good natural ventilation and light access.
At the center of the towers are vertical green atrium spaces featuring a unique combination of single loaded walkways and bridge connections to the units. This approach to common area circulation will enhance the experience of getting to each unit while increasing the sense of privacy between the corridors and the dwellings. The units themselves are situated to provide maximum ocean views from large balconies with integrated gardens and private spa pools for some units.

A new apartment type located within 3 15 story towers called a “Sky Pad” will have a high bay configuration (4.9 meters floor to floor) allowing for flexible interior layouts with optional mezzanines specifically geared to young professionals seeking live/work spaces at the beach. Units will be offered in a single bay 90 square meter size and a larger 120 square meter size.

At the center of the 3-tower Sky Pad complex is a cloistered garden clubhouse facility centered on a 50 meter Olympic length swimming pool. Other Sky Pad amenities in the clubhouse will include: guest receptions, café, VIP lounge, reading/game room, tea lounge and a gym. A street level drop-off area and vertical courtyard space will allow residents and guests to easily access the below grade parking areas.
